How much do property managers charge in Ontario?

Most Ontario property managers charge a percentage of the rent they collect each month, and many charge a separate fee to find a tenant. For a single-family home you can usually expect upwards of 8% of the monthly rent. Our plans start at 6.9% of the monthly rent, with a $125 minimum.

How much does property management cost per month?

On our Standard plan it is 6.9% of the monthly rent, with a $125 minimum. On a rent of $2,500 that is $172.50 a month. Premium is 8.9% and Premium Plus is 10.9%. Both add bookkeeping, bill payments and tenant move-in and move-out inspections.

Is there a minimum monthly fee?

Yes. The monthly management fee has a $125 minimum, so a lower-rent unit still pays $125. Once the rent is above about $1,812 a month, the 6.9% fee is higher than the minimum and the percentage applies.

What is not included in the monthly fee?

Maintenance and repair costs are billed as needed. Finding a tenant is a separate advertising plan priced as a share of annual rent. It covers the rent assessment, advertising, professional photos with a virtual tour, tenant screening, and lease generation and signing.

Does the management fee include maintenance?

We coordinate maintenance for you using vendors, trades and repair people we already work with, and we answer emergency calls 24/7. The repair work itself is billed as needed. See our Toronto property management page.

Are there hidden fees?

No. The plans above list what each one includes. Anything outside them, such as maintenance, is billed as needed. If you are comparing us with another company, ask them for the same list.

When is hiring a property manager worth the fee?

Every day a unit sits empty you lose rent. A manager is usually worth the fee when you have more than one rental to advertise, rent and maintain, or when you cannot answer tenants quickly yourself.
